This exceptional estate property, originally called "Hollyhedge," offers a magnificent Spanish Mediterranean home, beautiful grounds with exquisite gardens and other noteworthy features, a carriage house with a 4-car garage, and peek-a-boo views of Puget Sound and the Olympic Mountains.
The house was designed by noted architect Edwin Ivey and built in 1928 for Paul M. Henry, son of one of the founders of The Highlands. The gardens were designed by A.A. MacDougall, a civil engineer who worked closely with the Olmsted Brothers in laying out The Highlands. When the current owners acquired the property in 1998, both the house and the grounds were in a state of ruin. They undertook a three-year comprehensive renovation of the house, completed in 2000. After two years of research, they endeavored to rebuild and restore the gardens to their former glory as well.
Shielded from view by dense evergreen trees and accessed by a winding circular driveway, the main house has a barrel tile roof, stucco walls and lovely arched windows. A turret is located on the west side of the house. Intricate grille work and ornate terra cotta detailing, both classic features of the Mediterranean architectural style, further enhance the exterior.
Main Floor
Two solid core, carved walnut doors grace the main entry. A foyer opens to a grand two-story entry hall with terra cotta tile floors, diamond pane leaded glass windows and a vaulted coffered ceiling, hand-painted by an Austrian artist. A dramatic curved staircase has a carpet custom made by the current owners to replicate motifs in the ceiling. Architect Ivey used the finest artisans and craftsmen available for plaster moldings, woodwork and ironwork, endowing the house inside and out with embellishments that could not be replicated today.
A wide passage opens to a living room with herringbone-laid teak floors and a fireplace with a sandstone mantel and walnut surround. Curved French doors open to a full-width, travertine tile terrace that looks out on the lawn, gardens, water and mountains. Another set of French doors opens to an adjacent dining room with teak floors, a beamed ceiling and walnut paneling with hand-carved detailing. The breakfast room offers a delightful setting for more informal dining. Situated in the turret, it has curved walls, original terra cotta tile floors and a gas fireplace.
Adjoining the breakfast room are a terrific kitchen and family room added during the renovation. The kitchen has custom cherry cabinetry, soapstone counters, and radiant heated terrazzo tile floors. A large center island holds a deep sink, two Sub-Zero freezer drawers and an icemaker. Other appliances include a Bosch dishwasher, Sub-Zero refrigerator drawers and beverage refrigerator, GE microwave and Viking 6-burner range with double ovens. A custom glass mosaic graces the backsplash above the range. The family room has cherry cabinetry for media equipment and a folding glass wall that opens to a kitchen terrace looking out on the vegetable and herb garden. A mudroom off the kitchen has a deep work sink, slate counters, a full-size Sub-Zero freezer and access to both the kitchen terrace and entry driveway. A powder room off the mudroom serves the kitchen wing, while an elegant powder room near the main entry serves formal dayrooms. Completing the main floor are a walnut-paneled library with a fireplace and a bedroom suite with a fireplace, garden vistas and a three-quarter bath. This bedroom current functions as an office.
Second Floor
There are five bedrooms on the second level, three of which are privately situated in the family wing. Among them is the master suite, which offers a Juliet balcony with west-facing views, a big dressing room and gorgeous bath with a soaking tub, shower with double heads, vanity with two sinks and radiant heated floors. Each of the other two family bedrooms has a full bath as well. Also located in this wing are a family room with a Carrara marble fireplace attributed to Tiffany & Co and a connecting hall with a staircase leading to the terrace below. On the opposite side of the second floor, there are two additional bedrooms, 2 full baths, a bonus room perfect for a craft room or studio, convenient utility room with two sets of stacking laundry facilities and a second set of stairs that provide easy access to the kitchen and family room on the main floor.
Lower Level
The lower level offers a big rec room with built-in cabinetry, a wine cellar, second utility room, and abundant storage options.
Gardens and Grounds
Tall evergreen trees and the dense holly hedges that inspired property’s name provide an unusually private setting. Like the house, the gardens had fallen to complete ruin the current owners bought the house. After two years of research, they endeavored to restore and rebuild them to their former glory, preserving the original intent of the designer. The grounds now have an amazing sense of permanence, even thou
